Is it necessary to book?
We recommend you book, especially in the busy summer months and school holidays as we cannot guarantee availability. However if you haven’t made a booking in advance we’ll try to accommodate you subject to availability. Can I book a specific pitch?
Sorry no, all our pitches are allocated at time of arrival.
Do I need to pay a deposit to secure my booking?
Yes, all bookings require a £20, non-refundable deposit. The balance is payable on arrival at the site.
What methods of payment do you accept?
We accept cash and all major credit cards including Visa, Mastercard, Maestro, American Express and Electron.
Can I change my arrival/departure dates?
This is possible if we have the availability.
Do you allow commercial vehicles on site
Sorry no we don’t allow any commercial vehicles onto the campsite.
Do you allow visitors?
Yes guests are welcome to visit you during your stay at the site. There’s a small charge for each adult guest and all guests must report to Reception on arrival. Any guests are asked to have left the campsite by 18:00.
Cancellations and refunds
Will I be charged for cancelling my booking?
If you cancel your booking you’ll lose your non-refundable booking deposit.
Can we get a refund if we leave early if the weather is bad?
Sorry, we don’t offer refunds for early departures.
How can we get a refund?
We currently don’t offer refunds but we can transfer your booking to an alternative date if availability allows.
Arrivals and departures
What time can I check in from on arrival day?
You can check in from 14:00 on the day of your arrival. If you’d like to check in earlier, please contact the site to see if there’s availability – this is subject to an additional charge of £8.00 during low season, £10.00 during mid season and £12 during high season.
What’s the latest I can arrive on site on arrival day?
A member of staff is available until 20:00, after this time there's no access through the security barrier. We ask that you inform us if you’re going to arrive after 18:00.
What time do I need to leave on my departure day?
For all touring and glamping pitches we ask guests to leave by 11:00 on the day of departure. If you’d like to delay your departure time please check with Reception to see if there's availability. This is this is subject to an additional charge of £8.00 during low season, £10.00 during mid season and £12 during high season.
Is the site barrier locked at all, restricting access?
The height restriction barrier locked between 20:00 and 08:00. Vehicle access to the site is via a security barrier that is operated by card. The card is issued by Reception when you check in and gives you 24 hour access. A £10.00 deposit is taken for the barrier card but this is refunded when you return the card to Reception. The site is accessible by foot.
What should we do if we need to leave before Reception is open?
Please inform Reception of your departure time and we’ll assist with your departure.
General camping information
Does the site have Wi-Fi?
Yes the site offers FREE Wi-Fi to all its visitors.
Are camp fires and BBQs allowed?
No. Open fires, fire pits or wood burning are not permitted on site as we have many trees throughout the site. Small charcoal burning BBQs are allowed, however they must be raised off the ground and extinguished by 22:00.
Can I park my car next to my pitch or glamping pod?
One car is permitted to park adjacent to the tent, cocoon, cabin, caravan or motorhome. There are four additional car parking spaces on site but these are subject to availability during your stay.
What is your noise policy?
The noise level of radios, televisions, music systems or musical instruments must be kept at a level that doesn't annoy other site users. We ask for quiet between 22:00 and 08:00. Please respect other campers who may be trying to sleep. We’re a family site and will not tolerate anti-social behaviour or language. Anyone causing a disturbance will be asked to leave and no refund will be given.
Do you have disabled facilities on site?
We have disabled toilet and shower facilities on the site, please advise us when making your booking if you require the use of these facilities and we’ll try to allocate a pitch as close as possible.
What’s included when you book a cocoon or cabin?
All of our cocoons and cabins come with beds, oil filled radiator, kettle and have electricity and lighting (no bedding, linen or cooking equipment is supplied).
Do you have caravans or tents for hire?
Sorry we don’t hire out caravans or tents. However we do have four berth cabins or two berth cocoons that can be hired.
Can I hire camping equipment, travel cots or sleeping bags?
Sorry we don’t have tents, travel cots or sleeping bags for hire. Our shop however does stock some basic camping equipment that you can purchase.
Can I hire cooking utensils?
We have cooking utensils available to purchase in our shop or you can hire a four person crockery box for £20.00 (£10.00 is refunded once the cleaned equipment is returned to us).
Can I buy gas bottles from the site?
We stock Butane and Propane Calor Gas bottles in a variety of sizes. Prices are available from the reception.
How can we pay the toll charge for the Dartford Crossing?
We recommend that you pay this online before you start your journey.
Can we have grocery shopping delivered to the site?
Deliveries of shopping to the site are not permitted, however the site has small shop stocking a range of
products and there are also supermarkets a short drive from the site.
Are pets allowed on the site?
We welcome well behaved dogs, but they must be kept on leads at all times. Dogs must be kept in the caravan, motorhome or tent at night. No dog is to be left unattended outside a tent, caravan or motorhome.
Are dogs allowed in the cocoons or cabins?
Unfortunately we don’t allow dogs into any of our cocoons, cabins or buildings on site.
Are there specific dog walking areas?
There are no specific dog walking areas; but the site does have a woodland walk where dogs are welcome, we just insist that dogs are kept on their leads at all times and are not allowed in the children’s play area. Owners must clear up after their dogs.
Local restaurants, pubs and takeaways
Is there a somewhere local to eat and drink?
The Plough is within walking distance from the site and is open from 11:00. For breakfast or lunch there’s a very good café also close to the site. Information is available in our visitor information corner located in the laundry area.
Are there any local takeaways that deliver to the site?
There are a number of takeaways that deliver to site, menus are available in our visitor information corner located in the laundry area.
Can you buy drinks and food at the site?
Our licenced site shop stocks a range of food and drink to buy.
Local information and travel
How do we get into London?
Getting into London is easy. The 215 bus runs all year round and calls at the site regularly (every 20 minutes Monday – Saturday, every 30 minutes on Sundays). The bus takes you to Walthamstow Central, from here you can either take the underground or overground trains in to central London. The journey takes about one hour.
Please note that the buses no longer take cash.
What’s the most cost effective way to travel into London?
There are a few ways to pay for any bus or train journeys. It’s worth noting that children under 11 travel free of charge when accompanied by an adult on buses and underground trains plus some overground train routes are also free (maximum of four children per adult).
One day travel cards (Zones 1 – 6 Off Peak) are sold at in our shop. These let you travel on the bus, overground and underground trains all the way into central London for the whole day.
Daily Adult (16+) £12.70
Daily Child (11 – 15) £6.30

Contactless payment – just touch your contactless debit card to the payment points on the bus or at the train stations and the system will automatically work out your journey costs for the whole day. Please note a separate debit card will be required for each person (who needs to pay for the journey).
Oyster cards – available to purchase from any over or underground train station. These cards are valid throughout your stay and can be topped up as required.
Is the campsite in the Low emission Zone (LEZ)?
No the site is located outside the LEZ and can be accessed without entering into the zone. To reach the site avoiding the LEZ leave the M25 motorway at junction 26 (NOT junction 25) and follow the signs for Waltham Abbey, at the roundabout take first exit towards Chingford (A112) and the campsite is signposted on this road on the right hand side 200yds past a petrol station.
What other activities or local attractions are there nearby?
A woodland walk from the site leads into large areas of open space and onto the canal where you can walk or cycle into London (approximately 12 miles) or travel north to Hertfordshire.
The market town of Waltham Abbey is situated 2.5 miles from the campsite and has a selection of shops, pubs and restaurants.
On arrival you’ll be given your Welcome Pack you’ll find your own Lee Valley Camping Card which offers each visitor great discounts at some of Lee Valley Regional Park’s other venues.
